English edition R3.3 · Prepared 1 October 2026 · Effective from the date of publication on the website.
1 Scope
The website operator and accommodation provider in Georgia is LLC Luxury Apart Hotel Group (შპს ლაქშერი აპარტ ჰოტელ გრუპ), identification number 405888455, hereinafter the Company. Website: https://luxuryaparthotel.ge.
These terms govern the booking, payment and confirmation of accommodation. They apply together with the Cancellation & Refund Policy, the Terms & Conditions and the Privacy & Cookie Policy.
Through the standard online booking form you can pay for apartment accommodation and, where the guest selects them, for breakfast and transfer. Breakfast and transfer are not automatically included in every rate: their inclusion in the price, or a separate price, is stated clearly before payment and in the booking confirmation. No other paid services are added automatically.
The remaining sections of the website are informational. Tours, excursions, private journeys, events and concierge services are booked only on request via WhatsApp or the relevant email address, after separate agreement. They are not paid through the standard online accommodation booking form. Viewing a section or submitting a request does not constitute a confirmed order and does not create an obligation to pay for a service.
2 Who may make a booking
A booking is made by a legally capable person aged 18 or over. They provide accurate information and familiarise the accompanying guests with the accommodation rules. The apartment capacity and the agreed number of guests must be observed.
The payer, the person making the booking and the guest may be different people. When paying for a third party, the payer sends to reservations@luxuryaparthotel.ge, before arrival, a written confirmation with the booking number, the guest’s first and last name and the stay dates, confirming payment in favour of that guest. At check-in the guest’s identity must match the agreed information.
Additional data is requested only to the extent necessary and proportionate. The full card number and CVV code should not be sent to the Company by telephone, email or WhatsApp. Where there is a right to a refund, funds are returned to the original payer.
3 Standard booking
To confirm a standard booking, a 30% prepayment of the full booking value is required or, at the guest’s choice, 100% payment. If 30% is paid, the remaining 70% is paid on arrival before check-in and key handover. Until the mandatory prepayment and the Company’s written confirmation are received, the booking is not considered confirmed.
For late arrival, the method and time for paying the balance are agreed in writing in advance. Confirmation of late check-in does not remove the obligation to pay the balance before key handover.
The full value and the basis for calculating the prepayment are stated before payment. If separate payment or cancellation conditions apply to the selected breakfast or transfer, they are communicated before the order and shown separately. Without separately agreed conditions, the selected services are part of the overall booking value and are governed by the general conditions.
4 Last-minute booking
The LAST MINUTE / NON-REFUNDABLE mode applies to new bookings first made from 00:00 of the calendar day immediately preceding the arrival date, or on the arrival day. A 100% prepayment is required. The option of paying 30% does not apply.
The non-refundable nature of the rate is stated clearly before payment. Exceptions are provided by law and by separately confirmed decisions of the Company. A previously made standard booking does not become non-refundable merely because the arrival date is approaching.
5 Price and currency
The official currency for direct booking and online payment of the Company’s services is the Georgian lari (GEL). Before payment, the full value, the amount due now and the balance are displayed in GEL. The full price includes applicable taxes and obligatory costs disclosed in advance.
Breakfast and transfer are included by the guest’s explicit choice or as a clearly indicated part of the selected rate. Additional paid options are not selected in advance on the guest’s behalf.
If amounts in USD or EUR are displayed on the website, these are approximate equivalents only. They do not change the official price and payment currency in GEL. The conversion rate and any foreign-card fees are determined by its bank or payment infrastructure.
For a separately agreed service of an independent international provider, a different currency may apply, provided the contracting party, the payee and the relevant conditions are stated before the order. This does not change the currency of online payment for the Company’s own services.
6 Online payment
Payment is made through the payment provider indicated on the payment page. Only the methods actually activated and shown on that page are available. TBC E-Commerce / Flitt is used after the integration is actually activated. Visa, Mastercard, Apple Pay, Google Pay and bank methods are available only where supported in the current configuration. The presence of a method in a description does not mean it is available for every transaction.
Card data is entered in the secure environment of the bank or payment provider. The Company does not collect or store the full card number or CVV in that payment environment; it receives the necessary information about the transaction status. 3D Secure verification is carried out according to the actual requirements of the bank and provider.
Payment status is verified against the records of the bank, the provider and the Company. A screenshot alone does not confirm receipt of funds. If online payment is temporarily unavailable, a request does not become a confirmed booking: agreed payment and written confirmation are required.
7 Order review and acceptance of terms
Before payment, the guest sees the property, dates, number of guests, selected services, the full price, the prepayment or full payment, the balance, the rate and the exact cancellation conditions.
To proceed to payment, the guest personally ticks an initially empty box accepting the Booking & Payment Terms, the Cancellation & Refund Policy and the Terms & Conditions. Links to all four documents are available before payment. The payment button clearly indicates that the action entails an obligation to pay the stated amount.
The Privacy Policy informs about data processing. Consent to optional cookies and advertising is given separately and is not a condition of purchase. The Company records the booking number, the accepted edition of the terms, the date and time of acceptance, the rate, amount, currency, method, status and payment identifier to the extent necessary.
8 Confirmation and electronic voucher
After the mandatory payment is received and the booking is confirmed, the guest receives an electronic voucher. It contains the Company’s details, the booking number, the property and location, the guests, the dates, the selected breakfast and transfer, the full value in GEL, the amount paid and the amount to be paid, the rate, the exact cancellation deadlines, no-show rules, check-in and check-out times and contacts.
An automatic message acknowledging receipt of a request is not a voucher for a confirmed booking. For a selected transfer, the route, date, time and meeting point, number of passengers, material limitations and the contact procedure are stated; for breakfast, the content or format, dates and place of provision.
9 Check-in and check-out
Check-in is from 14:00 to 23:59 on the arrival date. Check-out is by 11:00 on the departure date. All accommodation dates and times are determined by local time in Georgia (Asia/Tbilisi, UTC+4). The Batumi office is open daily from 10:00 to 20:00.
For arrival after 20:00, the guest informs the Company of the expected time in advance and receives written confirmation by email or WhatsApp. A verbal arrangement by telephone is confirmed in writing. For arrival after 23:59, keeping the booking is possible on separately confirmed conditions.
At Orbi City in Batumi, for a pre-agreed late check-in, the key card is issued at the building’s main 24-hour reception according to the Company’s instructions, after payment and identification requirements are met. For Gudauri and other properties, reception hours and the key-collection procedure are stated in the voucher or in a separate written instruction.
At check-in the guest presents the original of a valid passport or ID. A biometric passport is not mandatory. A full copy of the document is not usually retained; exceptions are allowed only where there is a necessary and lawful basis.
Early check-in and late check-out are possible subject to availability and prior arrangement. Any surcharge is communicated before the guest’s consent is obtained.
10 Tours and other services on request
On request, the Company provides a separate proposal. Before agreement and payment, the contracting party, the actual provider, the Company’s role, the payee, the content of the service, the price, currency, payment method, cancellation and refund conditions, time zone, limitations and safety conditions are communicated.
The involvement of an independent provider does not release the Company from its own contractual and legal obligations. Fees and limitations not disclosed in advance do not apply to the consumer. For international services, including Zanzibar, information about the local provider is disclosed separately. Mandatory special rules for combined travel services apply where such a service falls under them.
11 Informational forms
Owner enquiries, property valuation, consultations, and purchase or sale offers begin negotiations. They do not automatically create a management, brokerage, sale or professional-valuation contract. Such services are arranged in a separate written agreement. Informational publications are not individual legal, tax or investment advice.

Claims may be sent to the Company via the official contacts. If a matter is not resolved by agreement, the dispute is considered by the competent authority or court in the manner established by law.
