English edition R3.3 · Prepared 1 October 2026 · Effective from the date of publication on the website.
1 Purpose and scope
The website operator and accommodation provider in Georgia is LLC Luxury Apart Hotel Group (შპს ლაქშერი აპარტ ჰოტელ გრუპ), identification number 405888455, hereinafter the Company. Website: https://luxuryaparthotel.ge.
These Terms govern use of the website, stays in the apartments, the safe use of the property and enquiries submitted through the website forms. They apply together with the Booking & Payment Terms, the Cancellation & Refund Policy and the Privacy & Cookie Policy. The terms are provided before booking.
Through the standard online booking form you can pay for apartment accommodation and, where the guest selects them, for breakfast and transfer. Breakfast and transfer are not automatically included in every rate: their inclusion in the price, or a separate price, is stated clearly before payment and in the booking confirmation. No other paid services are added automatically.
The remaining sections of the website are informational. Tours, excursions, private journeys, events and concierge services are booked only on request via WhatsApp or the relevant email address, after separate agreement. They are not paid through the standard online accommodation booking form. Viewing a section or submitting a request does not constitute a confirmed order and does not create an obligation to pay for a service.
2 Age and composition of guests
A booking is made by a legally capable person aged 18 or over. Minors are accommodated together with a responsible adult. The person making the booking states the correct number of guests and familiarises them with the rules.
Additional guests and children may be accommodated within the capacity and the confirmed conditions. Pets are allowed only by prior request and with the Company’s consent. Any surcharges are communicated in advance.
The Company may refuse additional accommodation that is incompatible with capacity or safety requirements, acting reasonably and without discrimination. Information about entrance accessibility, lifts and other practical facilities can be requested in advance.
3 Check-in and check-out
Check-in is from 14:00 to 23:59 on the arrival date. Check-out is by 11:00 on the departure date. All accommodation dates and times are determined by local time in Georgia (Asia/Tbilisi, UTC+4). The Batumi office is open daily from 10:00 to 20:00.
For arrival after 20:00, the guest informs the Company of the expected time in advance and receives written confirmation by email or WhatsApp. A verbal arrangement by telephone is confirmed in writing. For arrival after 23:59, keeping the booking is possible on separately confirmed conditions.
At Orbi City in Batumi, for a pre-agreed late check-in, the key card is issued at the building’s main 24-hour reception according to the Company’s instructions, after payment and identification requirements are met. For Gudauri and other properties, reception hours and the key-collection procedure are stated in the voucher or in a separate written instruction.
At check-in the guest presents the original of a valid passport or ID. A biometric passport is not mandatory. A full copy of the document is not usually retained; exceptions are allowed only where there is a necessary and lawful basis.
Early check-in and late check-out are possible subject to availability and prior arrangement. Any surcharge is communicated before the guest’s consent is obtained.
The key card is not handed to unauthorised third parties without the Company’s consent. No-show and its consequences are governed by the Cancellation & Refund Policy.
4 Use of the apartments
The apartments are used for temporary accommodation and agreed services. Parties, noisy gatherings, commercial events and filming, and any other non-standard use, require prior written consent.
The guest observes the rules of the building and the operation of the lift, electricity, water supply and fire safety. It is prohibited to dismantle, damage or move equipment without authorisation, or to interfere with the operation of safety systems.
A staff member enters the apartment for agreed servicing, repair or safety only within the necessary lawful limits. A non-urgent visit is agreed in advance or notified to the guest in accordance with the service conditions. In an emergency, prior agreement may not be possible; the reason and the actions taken are communicated at the first opportunity.
Threats, violence, harassment, discrimination, illegal drugs, hazardous substances, illegal weapons and items with a high fire risk are prohibited. Commercial or advertising use of the address requires prior consent.
Quiet hours are from 23:00 to 08:00. Noise that disturbs guests, neighbours and the operation of the building is not permitted.
The guest takes reasonable measures to safeguard personal belongings. The Company’s liability is determined by law and the circumstances; liability that cannot be excluded by law, including liability for wrongful acts or negligence, is retained.
5 Smoking and fire safety
Smoking and the use of electronic cigarettes are prohibited inside the apartments, in corridors, lifts and other interior areas of the building. Smoking on the balcony is permitted only where the rules of the specific property allow it. Throwing cigarette butts from the balcony is prohibited.
It is prohibited to remove, cover, disable or damage smoke and fire-safety detectors.
For a confirmed breach of the smoking rules, a contractual charge for restoring the condition of the premises applies — 500 GEL, provided it is disclosed and accepted before booking. This is a contractual claim, not a state administrative fine. Its application is subject to mandatory provisions of law, including proportionality requirements.
A breach is confirmed by appropriate evidence: photographs, a staff report, information from the servicing organisation, lawfully obtained data from safety systems or video recordings. Additional property damage or special restoration costs must be substantiated. Double recovery for the same damage is not allowed; the guest may contest the claim.
6 Property damage and special cleaning
The guest is responsible for damage caused by them or the loss of furniture, appliances, textiles, dishes, inventory and other property. Responsibility for the acts of accompanying or invited persons is determined by contract and applicable law. Ordinary wear and tear is not damage.
If soiling requires special cleaning, dry cleaning, disinfection, repair or replacement beyond standard cleaning, the substantiated reasonable cost is reimbursed. For loss of or damage to a key card, the confirmed replacement cost is reimbursed.
The Company records the circumstances with photographs, reports, inventory records, repair invoices or other appropriate evidence, and informs the guest of the basis and the amount. Any agreements reached are recorded in writing. A claim may be contested; a dispute is resolved by agreement or under the law.
Having a valid payment card is not authorisation for a subsequent charge. An additional charge requires a lawful basis and proper payment authorisation.
7 Breakfast and transfer
Breakfast and transfer may be selected and paid for together with the accommodation. Their content, price, place and time of provision, route and material limitations are communicated before payment and reflected in the confirmation. They are not included in every booking automatically.
The guest provides the necessary flight, arrival-time, passenger and luggage details in good time and notifies of changes. Conditions for waiting, surcharges or route changes apply only where disclosed and agreed in advance. Unnecessary personal or medical data should not be sent.
Separate cancellation conditions for breakfast and transfer apply only when accepted before the order and payment; without them, the conditions of the selected booking apply. Rights in the event of non-provision of the service are retained.
8 Independent providers and international services
A transfer, excursion, guide, vessel, hotel or event service may be performed by an independent provider. Before the order, the provider’s identity, the contracting party, the Company’s role, the payee, the main conditions, the price and cancellation are disclosed.
Delegating performance to a partner does not release the Company from its own contractual and legal obligations. A partner’s fees and limitations not disclosed in advance do not apply. The accommodation cancellation rules do not automatically extend to separately agreed tours; mandatory special rules take priority.
Services in Zanzibar may involve local providers in Tanzania. Only the data necessary for the specific service is transferred, on a lawful basis and with the required safeguards.
Mentioning Georgia, Zanzibar or Dubai as a destination, partnership or project does not, in itself, mean that the Company has a registered branch or office in the relevant country.
9 Owners and property management
The For Owners section and the request forms for property management or valuation are informational. A request is sent to ownerrelations@luxuryaparthotel.ge. Submitting a form, photo or document does not create a management contract. The scope of services, commission, authority, costs and reporting are agreed in a separate written contract.
A preliminary valuation through the website is informational unless a professional valuation service is separately agreed.
10 Purchase, sale and investment enquiries
Enquiries are sent to sales@luxuryaparthotel.ge. Website information is not an offer of a financial instrument, a guarantee of income or individual legal or tax advice. Brokerage and representation authority arises under a separate written agreement. The website does not accept online payment for the purchase of property or investment services through the accommodation form.
11 Informational publications
Guides & Insights publications and other materials are of a general informational nature. Schedules, prices, transport and tourist and ski infrastructure may change. The Company takes reasonable measures to keep information current; details that are material to a trip are recommended to be verified before making a decision. These materials do not replace individual professional advice.
12 Use of the website and rights in materials
The brand, logos, texts, photographs, videos, design and other materials are protected by the rights of the Company or the relevant rightsholders. Unauthorised commercial copying or distribution is not permitted. Lawful exceptions, and use for personal review and booking, are retained. Lawful indexing by a search engine is not equated with prohibited data collection.
Circumventing protection, uploading malicious code, fraudulent bookings and the unauthorised use of another person’s means of payment are prohibited.
13 Technical errors
The Company takes reasonable measures for the accuracy of prices, descriptions and availability. In the event of an obvious technical error in an unconfirmed order, the Company notifies the user and offers the correct conditions, or cancels the unconfirmed order and returns any funds received in accordance with the law.
This does not give a right to change the price of an already confirmed contract arbitrarily. Mandatory consumer rights and the Company’s liability are retained.
14 Personal data
Processing is carried out in accordance with the Privacy & Cookie Policy. Form data is used for the relevant request, negotiations and lawful service purposes.
A copy or number of a document is requested only where necessary and on a lawful basis. The user is informed of the purpose, the basis, whether provision is mandatory and the consequences of refusal. Transfer is carried out by a secure agreed method; access is restricted, and deletion is performed after the lawful necessity ends.
